Our office has been maintaining office in Rijswijk (province of South Holland) since 2004. When we signed the lease, we immediately noted down in our calendar the term of notice. Leases usually run for five years with a notice of one year.
This is what people tend to forget which causes a problem in case of a removal. Because we, and you too, are bound to the agreed terms of lease and notice. After the first five years often comes a new period of five years. Therefore make a note in your calendar of the term of notice immediately after entering into your lease and start thinking about your business accommodation long before the period of notice is due. Do you want to stay where you are now?
Always inform your lessor long before the expiry date of the lease that you want to negotiate the extension period and the rent, even if you want to stay in the business accommodation. For lessors often prefer a lessee who is paying a somewhat lower rent than no lessee at all! A modification of the rent and the term of the lease can be freely arranged. Obviously the lessor and lessee have to agree on them.
